Real estate title issues or disputes can arise in a multitude of scenarios and can come to light during a “quick little” title update, or a longer, more complex, full title examination. Or even an unexpected knock on the door from a not-so-friendly neighbor who thinks your shed might be over their boundary line, or sometimes during a bankruptcy proceeding where it is learned that a mortgage description is defective.

The solutions to these problems can be as simple as a phone call and corrective deed or a new title insurance policy, or as reassuring as submitting and pursuing a title insurance claim on an existing policy, but sometimes a more involved “quiet title” court action or other corrective measures are required.

For over 20 years, Andy Sarapas has represented individuals and businesses resolve financial difficulties through workouts and in Chapter 7, 11, 12 and 13 bankruptcy proceedings. He has also handled litigation involving real property disputes in both state court and bankruptcy court proceedings in the U.S. Bankruptcy Court (Maine), U.S. District Court (Maine), and the First Circuit Court of Appeals.

In addition, Andy has represented individuals and small to medium businesses in all aspects of Chapter 11 proceedings, handling client meetings, section 341 creditors’ meetings, drafting of major pleadings, trial and appellate briefs, and memoranda. His past accomplishments include representing businesses and individuals, trustees, creditors and creditors’ committees in bankruptcy and commercial law matters, including serving as one of the lead attorneys in the sale of an operating railroad in In re Bangor & Aroostook Railroad Company, District of Maine Case No. 01-11565, also using fluency in French in cross-border transactional matters to collaborate with Canadian counsel, and to litigate against commercial law defendants.
